Terms & Clarifications

Scope: All work described in the Included Scope above. Any work not listed is not included unless agreed in writing. The scope follows the repair items cited in the VA appraisal for this property; items outside that list are quoted separately.

Structural excluded: header reinforcement, joist repairs, subfloor sheet replacement, engineering, foundation modifications.

Contractor supplies: the pre-hung exterior door unit, door hardware, deadbolt, mortar and matching brick units, electrical materials for the cited repairs, and A/C components and materials.

MEP contingency: if live wiring or plumbing is found inside the wall, or further electrical damage is found once the burned box is opened, a change order covers the additional work before it proceeds.

Paint: the new exterior door is painted to match the existing exterior finish as part of the installation. No other painting is included.

Notes: Jobsite will be left clean once completed. The completed repairs are the ones cited in the appraisal so the property can be re-inspected for the loan.

Warranty: 12 months workmanship.
